Who We Are...
Bedford started in 1987 with a simple mandate... To help our clients grow and prosper. Now, more than 15 years later, our legacy includes helping thousands of real estate owners located in 48 of the 50 states. Through the various business entities that we founded, we have been able to provide specialized tax services (primarily cost segregation studies) and creative financing solutions.
Proven Tax Solutions:
Our cost segregation team has worked on individual projects with costs ranging from $750,000 to multiple billions and real estate portfolios worth in excess of $1B. We are highly qualified and employ a true engineering methodology, which is based on solid engineering disciplines and is guided by the IRS, "Audit Techniques Guide".
The members of our technical team each have, at a minimum, a four year engineering degree and many have advanced degrees and are licensed as Professional Engineers (P.E.). For client safety and peace of mind, we enforce a very rigid quality control process. Every study is certified by our field engineer who prepared the report, and then it undergoes a senior engineering and tax QC review before being delivered to our client.
Our technical competence and QC process generally results in asset reallocations that generate between 15 - 25% more "defensible" yields than commonly available. In the event of an IRS audit we defend our work at no additional charge.
Proven Finance Solutions:
Our financing expertise has enabled us to provide creative solutions to several specialty market segments and provide over $3 billion in financing to our clients. We currently provide finance solutions to the Alternative Energy, Healthcare and Multifamily market sectors.
Proven GAIN (Grants, Abatements, incentives - Negotiations) Solutions
Our GAIN team has delivered over $1.7 billion in corporate incentives, serving companies like: Home Depot, Lowes, Best Buy, GE Capital, Kohl's, IBM, Mercedes Benz, Baxter and many more. Our GAIN team leader has 30 years experience in this service area and was formerly the Practice Leader at Arthur Andersen for Incentives.
